- Help seller market home to potential buyers. Marketing real estate has dramatically changed over the past few years. When I was first licensed in 1997, the MLS had just come to the Northern Virginia area. I was just shy of printed property listings with one exterior photo, in a mega 3-ring binder in sheet protectors. It's probably hard for you to even imagine that system. Now, consumers search for listings on their tablets and mobile phones, use text messaging and email to inquire about properties, and also find homes through social media such as Facebook, Instagram, and Google. - Help sell the home within a specific timeframe. All motivated sellers have a timeline from which to work. Whether it's a corporate relocation, if you're PCSing with the military, or if you're building a new home and moving up, timing plays a key role in real estate. At our listing consultation, I will tailor my marketing plan around your timeline, in addition to providing you with contingency plans so that you're prepared for multiple scenarios.
- Help price the home competitively. The pricing strategy is the most important factor in the sale of your home. I will help you factor in recent sales, current pending homes, neighborhood and zip code demand, zoned school system, the condition, and likely buyer financing to help you determine the most competitive list price for your home. The ideal scenario for any home seller is to receive multiple offers, that way you can cherry pick based on the most favorable terms, and select a back-up offer from another eager buyer.
- Help find a buyer for the home. In any price point there is a target buyer. Today, marketing has evolved so that it is easier to identify a likely audience of buyers, and I can market directly to them. At our listing consultation, we identify who the likely buyer is for your home, and I execute focused marketing strategies specific to that audience.
- Help seller find ways to fix up home to sell it for more. Another service that I provide during our listing consultation is to do a Room-by-Room Review of your home. I provide you with a list of recommendations and improvements that you can make to make your home market ready. Some improvements can include repainting with neutral colors, adding hardware to cabinets, changing bed covers, and decluttering countertops and rooms. The more "Move-In Ready" you make your home, the quicker you will receive an offer.
- Help with negotiation and dealings with buyers. Negotiating the terms of the sale is more than just the price, there's the closing date and occupancy, potential home inspection repairs and/or credits, home warranties, and closing cost contributions. Marketing the home to get an offer is one part of the listing process, but getting from under contract to closing is where experience comes in.
- Help with paperwork, inspections, etc. The average homeowner is busy with day-to-day living and is not aware of the required federal, state, and regional paperwork that is required for a real estate transaction. As your listing agent, I provide you with copies of the documents that we will use throughout the process, and I will provide you with additional executed copies of all of the documents at your closing. I will also coordinate with the home inspector, termite inspector, well/septic inspector, and the appraiser to ensure access and that records are received and delivered to both parties and the closing attorney.
- Help seller see homes available to purchase. Many times a homeowner will want to survey the market and see homes that they will likely buy once their home is under contract. This is pre-listing previewing, and it's an educational part of the sales process because soon-to-be sellers preview homes for sale with the eyes of a buyer. It's the best way to think like a buyer by critiquing homes and taking note of what things stand out, both positive and negative. Providing a list of improvements is one thing, but when a homeowner can actually see the difference neutral paint, decluttering, and curb appeal can make, they will become receptive to getting the home market ready.
There are many things that a listing agent does behind the scenes, but what homeowners see is the 'For Sale' sign in the yard, and the number of days it takes for the 'Under Contract' sign to go up.
