During the In-Home Interview, or Listing Appointment, I will provide you with a detailed market analysis. The purpose of the market analysis is to show you how much homes like yours are selling for in the current market. If we are in a buyers market, that means longer on-the-market times and more seller concessions. If we are in a sellers market, that means you'll probably get multiple offers in less time. No matter what the current market conditions are, I will recommend a price range and this will represent my professional opinion as to what a ready, willing, and able buyer will likely offer for your home.
Another process during the In-Home Interview is examining your home through the eyes of a buyer, and giving you professional advice on how to stage your home to sell it. Together, we'll walk through your home and if necessary, I'll give you a checklist of things to do for each room of your home, in order to make it appeal to all types of buyers. Depending on the market readiness of your home, it may be to your advantage to hire a professional stager. I work with a team of stagers who will quickly prepare your home for the open market.

Many sellers like to price their homes above the market during the initial days on the market to "try and see if there are any bites". The first two weeks your home is on the market, are the most important. During this time, buyers see your home as 'Just Listed' and fresh to the market. Armed with their buyer agents and with the click of a mouse, they already know the market value of your home. In general, buyers will be fearful of rejection, and will not make an offer on an overpriced home. While some sellers are 'testing the waters' at a higher price, they are actually losing the best buyers during this time period. By the time you're ready to reduce your price, the buyers who were out looking will have already found their home.
Proper pricing and marketing work as a cohesive unit when selling your home. As a listing agent, I help you to prepare your home for sale, as a marketing agent, my job is to expose your home to homebuyers and generate interest, showings, and offers. Any successful real estate agent can tell you that no amount of marketing can sell an overpriced home. So, it is my duty to inform you about the current conditions, and suggest a price range that will likely result in an offer from a ready, willing, and able buyer.
