2016 Spring Homebuying Guide

What's inside the Spring 2016 Edition?

  • 4 Reasons to Buy a Home This Spring: Reason #1, if Alexandria VA real estate prices continue to increase, waiting can mean you'll be priced out of the market.  According to market statistics, there's only a two month supply of homes for sale.  That means you can expect competition from other buyers. You'll need to be armed and ready with your mortgage approval, and strategies from your Alexandria VA buyer agent to help you write a winning offer.
  • A look a real estate prices across the country. The Alexandria VA real estate market is very fast paced.  What's normal in Texas, may not be the norm here, just outside of Washington DC.
  • How mortgage interest rates impact the monthly payment of your home, and what you can afford.
  • Rising rents. Does the thought of renewing your lease at a higher price scare you? You owe it to yourself to see if you are able to purchase.  Compare the cost of buying a home to what you're currently paying in rent and see if it makes sense to you.  Getting pre-approved for a mortgage loan does not obligate you to buy.
  • What you need to qualify for a mortgage? What should you expect in terms of a down payment? What about your credit score?

Just tap (or click) and go! No more waiting.  The spring real estate market is here and historically that means this is the season where the market favors sellers.  Will there be competition? How do I prepare myself to buy a home? What do I need to know about interest rates, financing, and getting a mortgage?

Sometimes it can be overwhelming when you try to figure out everything yourself.  But, you don't have to. Download your free copy of my 2016 Spring Homebuyer Guide as a first step.  When you're ready to work with a top Alexandria VA buyer agent, just give me a call at 703-623-8759.

Bolling Brook Condo Just Sold at 3240 28th Street

Bolling Brook Condo Just Sold at 3240 28th Street

3240 28th street

Affordable homes for first-time homebuyers in Alexandria VA are hard to find.  With help from non-profit organizations like Rebuilding Together Alexandria, there is more inventory of move-in ready affordable homes.

Rebuilding Together Alexandria has just purchased the short sale property at 3240 28th Street Unit 202 in Bolling Brook.  This two bedroom condo was an Alexandria VA short sale.  Once this short sale was approved by the bank and creditors, we had the green light to close.  Now, the rehab process can begin.

This property will now get a facelift to bring it back to life.  Changes and upgrades can include new flooring, new kitchen appliances, fresh paint, new windows and doors, and new bathroom fixtures and upgrades.  In many of the homes, Rebuilding Together Alexandria will also replace heating and air equipment and water heaters.

But these homes aren't your typical 'flip'.  The work is done with the help of volunteers, and the properties are relisted, and made available only to first-time homebuyers.  Since Rebuilding Together Alexandria is a non-profit organization, the list price of the homes are based on the previous purchase price plus the cost of rehab.

So stay tuned, this home will be back on the market.  If you are currently renting, and either live or work in the City of Alexandria, give me a call at 703-623-8759 to see if you qualify.  In partnership with the Office of Housing, these homes are available on a first-come first-serve basis, no bidding up the sales price like in open market listings.

Alexandria VA Short Sales Report for August 2015

Alexandria VA Short Sales
Market Report for August 2015

We're heading into the last quarter of 2015, so let's see how the short sale listings have been doing in the Alexandria VA real estate market.

How many short sales closed in August 2015?

As you can see, the number of short sale listings that closed in Alexandria VA over the past year is significantly low.  The monthly volume has yet to reach double digits in 2015, with one sold short sale closing in July.  In August, 234 homes sold and 4 of them were short sales.

Are there are lot of short sales on the market in Alexandria VA?

It's slim pickins' when it comes to finding short sale listings in Alexandria VA.  Take a look at the inventory of listings:

At the end of August, there were 536 homes for sale in Alexandria VA, and 8 active short sale listings.  What does this mean for an active buyer?  It means that there are plenty of traditional listings to go after if you don't have the time to wait for a bank to look at your offer and decide whether or not to take it.  Does this mean that you should exclude short sales from your search? Absolutely not! Odds are, buyers are competing for the traditional resales, so you may have more negotiating power by going after a short sale with fewer buyers to compete against.  Keep in mind that the bank still has to approve your offer, so a low-ball on a short sale may be acceptable to the seller, but the bank still has the authority to step in and approve the short sale subject to a higher counteroffer.  Be sure to have your Alexandria VA buyer agent review the sales comparables with you to see if it makes sense to increase your offer.

How many short sales are pending in Alexandria VA?

When we look at homes that are under contract, or pending, it's usually an indicator of how the volume of closings will look the next month.  Take a look at the number of short sales that are pending in Alexandria VA:

As the volume of traditional sales that are pending declined for the fourth straight month, the number of pending short sales remained consistent with what we've been seeing all year.  In August, there were 27 pending short sales in Alexandria VA.

If you are facing a financial hardship, please give me a call at 703-623-8759 for a confidential consultation to see if you qualify for a short sale.

where to see 4th of july fireworks alexandria va

If you're in the Lorton VA area, be sure to kickstart your weekend early with a concert, and have your pick from a variety of food truck vendors at the Workhouse Art Center.  There will be a $10 parking fee, and food truck vendors will have a vast assortment of foods including pizza, rum cakes, bbq, ice cream, and other specialty desserts.  This event will begin at 5:30 PM, and the fireworks will begin around 9:00pm.

Do you live in Fairlington?  Then you won't have far to go to catch the annual Fairlington Village 4th of July parade.  This parade is open to the public, and is held in the Fairlington community at S. 31st and S. Abingdon Streets.

I'm sure that there's nothing like catching the spectacular show on the National Mall, but we had a great time when we went to Kings Dominion on the 4th of July two years ago.  It was an action packed day of swimming and water slides at the water park (now renamed Soak City), not to mention the yells and screams from my favorite roller coaster The Ricochet!  We even caught the best seat in the park while watching the fireworks show from The Americana.  That's my kind of day!

Have a safe and Happy 4th of July!
